Plans have been lodged with Ceredigion County Council which would see another nine affordable homes built on a Comins Coch estate.

The outline planning permission application by Dragon Homes Ltd seeks permission to build nine affordable homes on land adjacent to the Brongwinau Estate.

The plans show the proposed development would consist of four pairs of three bedroom semi-detached homes and a five bedroom detached house, all affordable under section 106 agreements.

Planning documents said: “Dragon Homes Ltd proposes nine permanently affordable homes for sale to eligible households.

“The site adjoins the established residential community at Brongwinau and benefits from its position beside the new active travel corridor linking Comins Coch with Waunfawr and the wider Aberystwyth area.

“The design approach brings affordable home ownership, everyday walking and cycling, and a carefully landscaped settlement edge together.”

Documents said the proposal “brings forward a defined public benefit” with “nine homes offered for affordable ownership through enduring Section 106 restrictions.”

“The evidence identifies a particular need for low-cost ownership in the Aberystwyth housing market area, and the site offers a means of responding at a modest scale beside an established residential community,” documents added.

Developers said the plans would also help the community and the Welsh language.

“The proposal offers a practical way to support the continuity of community life and the Welsh language: nine permanently affordable ownership opportunities, an indicative family housing mix, access to a school with expanding Welsh-medium provision, and links to established community facilities and the adjacent active travel network,” documents said.

“Affordable homes can help eligible households remain in, or return to, the area.

“When combined with education and opportunities to use Welsh socially, that housing benefit can contribute to the conditions in which the language is sustained across generations.”

The council’s Local Development Plan (LDP) puts Comins Coch as having capacity for a further seven homes, two fewer than the proposal.

The outline plans will be considered by Ceredigion County Council planners at a later date.

If approved, a full application would then come back before the council later in the year.
