House prices increased by 2.4% in Ceredigion in November, new figures show.
The boost contributes to the longer-term trend, which has seen property prices in the area achieve 24.6% annual growth – the highest in the country.
The average Ceredigion house price in November was £247,529, Land Registry figures show – a 2.4% increase on October.
Over the month, the picture was better than that across Wales, where prices decreased 0.7%, and Ceredigion outperformed the 1.2% rise for the UK as a whole.
Over the last year, the average sale price of property in Ceredigion rose by £49,000 – putting the area top of the UK’s local authorities for annual growth.
At the other end of the scale, properties in Flintshire gained just 8.9% in value, giving an average price of £197,000.Owners of detached houses saw the biggest improvement in property prices in Ceredigion in November – they increased 2.6%, to £319,175 on average. Over the last year, prices rose by 25.5%.
First steps on the property ladder
First-time buyers in Ceredigion spent an average of £225,000 on their property – £44,000 more than a year ago, and £67,000 more than in November 2016.
By comparison, former owner-occupiers paid £273,000 on average in November – 21.4% more than first-time buyers.
How do property prices in Ceredigion compare?
Buyers paid 23.8% more than the average price in Wales (£200,000) in November for a property in Ceredigion. Across Wales, property prices are high compared to those across the UK, where the average cost £271,000.
The most expensive properties in Wales were in Monmouthshire – £322,000 on average, and 1.3 times as much as more than in Ceredigion. Monmouthshire properties cost 2.7 times as much as homes in Blaenau Gwent (£118,000 average), at the other end of the scale.
The highest property prices across the UK were in Kensington and Chelsea.
