The owners of a four star hotel in Aberdyfi want to convert a former manager’s house into a holiday let.

The Trefeddian Hotel’s owners have requested a change of use of a dwelling house, Cape St Vincent, to a short-term let.

The application will be considered by Eryri National Park’s planning authority. If approved it would provide a new, self-catering short-term holiday unit to run alongside the hotel’s other accommodation and tourist services.

Plans say the manager’s house, which is north-east of the hotel, is on a 0.10 hectare site.

The proposal, submitted through the agents, Roger Parry and Partners LLP, explains that  the application property had been approved and built for use by the hotel owner or manager.

However, a “legal agreement was attached to the permission which meant that the house could never be severed from the hotel, and therefore not available to sell separately”.

“Given the size of the property it has been used for the owners, as the hotel manager does not need such a large property,” the application states.

“The new owners do not require the house for their occupation, and the house is too large for any manager or worker to live in.

“The change of use to a short-term holiday let would allow the business to offer a different type of property for residence and in turn assist in its sustainability, and vary the business to ensure it meets customer requirements and needs.”

It also notes the property would “neither be appropriate for the house to be offered as local housing stock as it is too large, too close to the hotel (tennis courts and gardens) and therefore would conflict with uses”.

As a result, “changing this to a short term holiday let will not reduce the housing market share, and therefore not detrimentally impact the local housing market,” the application states.
