Ceredigion County Council wants to build nine new homes as well as a cycle track in Lampeter.

The outline scheme will see seven semi-detached homes and two one bedroom flats built on land at Maes y Deri.

The site, a currently vacant green field, could “deliver significant and tangible benefits for Lampeter and the wider county through the creation of high quality homes and a pump track,” planning documents said.

The filed was used as a school field until the relocation of the town’s school in the 1990s and was looked after by Lampeter Town Council as an open green space until their lease ran out in 2019.

Planning documents added that the town council “has previously sought to develop part of the site to provide a community cycle track to enhance facilities for the existing community” and “as part of this application, the allocation of part of the site to support this initiative has been included in the outline design.”

“The allocation of this land is considered to be of significant benefit to the local community,” planning documents said, while the “provision of the community cycle track further encourages sustainable travel as well as creating a valuable community facility.”

Documents said the scheme “prioritises walking and cycling over private car use” with “the site’s proximity to Lampeter town centre meaning a wide range of daily facilities are within walking and cycling distance.”

“The proposed dwelling mix supports a range of household sizes, including smaller flats suitable for older residents or younger occupants and larger family homes,” documents added.

The scheme will provide “high quality residential including good amenity, aspect and orientation,” documents said.

The site is just outside of Lampeter’s conservation area.
